Apartment & Flat Vastu

Most Vastu advice is written for a plot you are building on. Most people in Delhi live in a flat they cannot alter, handed to them finished by a builder. This consultation is for the second case, and it does not begin by telling you to break a wall.

In short: Your flat is put on the sixteen-direction grid as it actually is, and the corrections are found in what you can genuinely change: which room is used for what, where beds and desks and the kitchen platform sit, storage, mirrors, colour and light.

The flat is oriented properly and each zone identified — including the ones a builder placed without a thought. What you get is a reading of the home you have, not of an ideal you do not.

Room use before room structure

The single most effective correction in a flat is usually deciding which room is the bedroom, which is the study and which is storage. It costs nothing and it is the first thing we look at.

Placement inside each room

Bed direction, the head of the sleeping position, desk facing, the cooking direction at an existing platform, the safe, the mirrors. This is where most of the practical gain in a flat is found.

What the society will and will not allow

Recommendations are kept inside what a housing society and a rental agreement actually permit. There is no point in my proposing something your maintenance office will refuse in writing.

What to bring

  • The builder floor plan, or a hand sketch with approximate room sizes
  • The direction the main door faces, from a compass app while standing inside facing out
  • A short video walk-through, room by room, taken slowly
  • Whether you own or rent, and what you are permitted to alter

What you get

  • The flat mapped on the sixteen-direction grid
  • Corrections in priority order, separated into free, cheap and structural
  • Room-by-room placement guidance you can act on the same week
  • A written report, so you are not working from memory

What this cannot do

Vastu concerns the space, and a space is one influence among many on a life. Correcting a flat does not guarantee any outcome, and I will not suggest it does. In a rented flat some corrections will simply be unavailable, and I will tell you which rather than have you breach an agreement. Where a flat has a serious structural fault that placement cannot address, you will be told that too — including, occasionally, that the honest advice is not to take the flat.

Common questions

Is this different from Home Vastu?

It is the same discipline with a much tighter constraint. Home Vastu assumes you may be able to alter the structure. This assumes you cannot, and looks for everything achievable without touching a wall. If you own an independent house, take the other one.

I am renting. Is it worth it?

Often yes, because nearly all of what helps in a flat is placement and use, and both move out with you. I will mark clearly which recommendations need the landlord and which do not.

The main door faces a direction I have been told is bad. Do I have to move out?

Almost certainly not, and being told otherwise is a common way of frightening people out of homes that are fine. Direction is one factor among several, and there is usually a good deal that can be done at and around an existing door.

Will you ask me to break the kitchen or the bathroom?

In the ordinary case, no. Demolition in a flat is expensive, often prohibited and rarely necessary. If I ever do think structural work is warranted, I will say why, and you should feel free to get a second opinion on it.
