Plot & Site Selection

Almost all of my residential work happens after the purchase, when the fundamentals are fixed and we are correcting around them. This is the other end of it — the one consultation in this field where the answer can still be "not this one".

In short: The plot or property is assessed before you commit: shape, slope, the roads meeting it, what surrounds it, the orientation, and what can and cannot be done with it. Where a site has a fault that cannot be corrected without demolition, you learn that while you can still choose another.

What this covers

Shape, slope and level

The characteristics that are effectively permanent. A plot can be built on well or badly, but its geometry and its fall are not things you will change afterwards without serious expense.

Roads, approach and what adjoins it

How the site is met, from which direction, and what stands immediately around it. This is assessed on site or from plans and photographs, and it changes a great deal.

What the sixteen-zone grid says about it

The same method as any of my residential work, applied to the land rather than the building — so that whatever is built on it later starts from a sound position.

A comparison, where there is a shortlist

Most people are choosing between two or three. Comparing them is far more useful than assessing one in isolation, and it is what I would rather be asked to do.

What to bring

  • The site plan or dimensions, and the location
  • Photographs or a video walk-through, if I am not visiting
  • Which direction the approach road lies in
  • What you intend to build, and roughly when

What you get

  • An assessment of the site itself, before any building exists
  • What is fixed about it and what can be worked with
  • Where there is a shortlist, a clear comparison between them
  • A written summary you can take to an architect

What this cannot do

This is a Vastu assessment and nothing else. It is not a valuation, a legal check or a survey — verify title, approvals, encumbrances and measurements with the appropriate professionals, and do not treat my report as covering any of that. It carries no investment or market view: I do not advise on whether a property is a good purchase financially, and I am not qualified to. And no site is perfect; the useful output is a clear account of what you would be taking on.

Common questions

Do you have to visit the site?

It is better, and for a plot of any significance I would prefer to. Where distance makes that impractical a great deal can be done from accurate plans, a compass reading and a careful video walk-through, and I will tell you honestly what is weaker in a remote assessment.

Will you tell me not to buy?

If that is what the assessment shows, yes. It is the main reason to do this before rather than after. I have said it, and people have walked away.

We have already bought. Is this still useful?

Then what you want is a home or commercial Vastu consultation on the building, which works with what is there. This service is specifically for the stage where choosing differently is still possible.
